If you choose to build your dream house in the Florida Keys, you need Dooley Construction to help you navigate the building codes and ordinances which apply to your project.
Monroe County, for example, directly oversees many aspects of construction in the area. The expertise lies in knowing which ordinances apply to which aspects of your project, what needs to be documented and how, which permits need to be pulled, the deadlines for all necessary submissions, and the coordination of all within a construction schedule.
Regulations on building in the Keys, for example, are governed by various departments:
- The Monroe County Department of Planning and Environmental Resources is responsible for the administration of all ordinances applicable to planning and zoning as defined in the Monroe County Comprehensive Plan, adopted by the Board of County Commissioners.
- The Planning Department reviews all plans for new construction and development for compliance with the Land Development Regulations including environmental compliance and makes subsequent recommendations to the Planning Commission.
- The Building Department is responsible for the administration and enforcement of all ordinances applicable to building, construction, blasting and explosives as defined in the Monroe County Code. Building Officials are charged with administering and ensuring compliance with the building code. This section issues building and construction permits and Certificates of Occupancy. It also supervises blasting within the County.
- Inspectors in each of three areas of expertise are assigned to the County offices in Key West, Marathon, and Plantation Key. At specified stages in the construction of buildings, the contractor or builder must call for an inspection by the appropriate official, ie: the building inspector, the plumbing inspector, or the electrical inspector before he may proceed with construction and prior to issuance of a Certificate of Occupancy. The Certificate of Occupancy is required prior to beginning use.
